When approving your land for planning permission, the Coal Authority will have already gone over your land, meaning that you will know if your site needs a coal mining report.
This is where One Stop comes in and uses our supply chain partners to see if there are any mine shafts underneath your land and see if the land is suitable to build on. This report also shows if there are any gas emissions which could cause a problem, or any previous coal mining hazards have been rectified and if future activity is expected any time in the future.
There would only usually be a problem if there are any shafts within 20 meters of your land as this would have to be investigated due to the above.
